AIBD (American Institute of Building Designers) garage plans. These are quality AutoCAD architectural plans at relatively inexpensive stock plan prices. The plans are permit ready in most areas. If you are building in an Earthquake, Hurricane, Severe Snow Load Area, Extreme Wind Load Area, etc. * your permit department will want extra codes on the plans. Ask them. It may require a structural engineer. An engineer still needs a plan to work with, and our plans are designed with these situations in mind when we place openings such as the garage door(s), entry doors, and windows. Hurricane clips are standard roof tie downs.

REMEMBER TO CHECK WITH YOUR LOCAL PLANNING DEPT. AND BUILDING PERMIT DEPT.
Verify the required setbacks for your property which can dictate your garage size. Ask the square footage and height you are allowed for a garage/ shop. We have done our homework so that our plans will meet building codes, but YOU will also want to do your homework to make sure you have selected a plan that is eligible in your locale. Construction Plan Blueprints, Material Lists and other products and materials may not be returned for credit and/or refund under any circumstances. It is the CUSTOMER'S FULL RESPONSIBILITY to ensure the accuracy and compliance with applicable codes or regulations for the area they are building in, the fitness of purpose of any plans, and construction information received from Home Plans Inc. prior to ordering or using the plans. Changes made to plans are the full responsibility of the one who makes the changes.

BUILDING IN EARTHQUAKE AREAS
As an option, many of our plans are available with the "Prescriptive Seismic Codes" to meet building codes in California, Western Oregon, and Western Washington. These do NOT have a structural engineer stamp. These "Prescriptive Seismic Codes" may or may not eliminate the need for a structural engineer's stamp in seismic areas for a garage structure. Check with your permit department.

STRUCTURAL ENGINEERING
Our plans are drawn to the latest general national and state building International Residential Codes. Our plans do not carry a structural engineer's wet stamp/seal. An engineer's stamp is not commonly required on garage blueprints. (The premanufactured roof trusses come with free engineering calculations from the supplier.) If you are building in an Earthquake, Hurricane, Severe Snow Load Area, Extreme Wind Load Area, Etc. your permit department will want those extra codes on the stock plans. Ask them. You, your builder, or a structural engineer can add these extra codes to our stock plans. All of our great garage plans have been designed with these factors in mind. If you are in one of the few areas that does require an engineer stamp, do you know a friend of a friend who knows a structural engineer (licensed in the state you are building in) who will add the codes and stamp your stock plan at a reasonable price? Does your builder know someone? The engineer needs a plan to work with. This plan can be one of our stock plans which are designed with extremes in mind.

YOU GET FLEXIBILITY
We work hard to build a lot of flexibility into our stock plans! You select your choice of siding, your favorite roofing material, a garage door that you like, your choice of entry door and windows. On our plans you may cross out or write "omit" on unwanted windows or other openings. All of our plans show a choice of  8' or 9' walls on the main level. (Except of course, the tall wall Garage/Shops/RV/Boat with 10' - 14' high walls.) Second story walls are 8' high with scissors truss cathedral ceilings. You have an option in the plans of other premanufactured truss choices such as regular trusses, scissors trusses, storage trusses, hip roof trusses, flat roof trusses, Polynesian trusses, and some variation on the pitch. You will have Siding choices of T-111 (Sheet) Siding or Sheathing with any Lap Siding. You select the type of Lap Siding. You or your builder could write in the stucco specifications on the blueprints as another alternate. Only a few of our plans have a stick built rafter roof and this will be stated where that plan is featured. All of our footings will accommodate either 2x4 walls or 2x6 stud walls. The plans with Apartments, Studios and Bonus Room Lofts (living space) show all exterior studs as 2x6 to accommodate insulation. The Plans with a Loft for Light Storage show 2x4 walls (you may change to 2x6.) The Garages/ Shops with 8', 9' and 10' wall heights show 2x4 studs; the 12' and 14' wall height plans show 2x6 studs as per code. Wall Height? We have one level garage/ shop/ RV/ boat storage designs with 8', 9', 10', 12' or 14' walls. The web site details page will tell what wall height each plan has. Our plans show a Stem Wall Perimeter Slab Foundation with footings and then we also enclose an Alternate Monolithic Slab Foundation with footings with your plans.

WHAT ABOUT SIZE
You can often make a plan work without costly drafting modifications if it is off by a few feet from the width or depth dimensions you need. This is especially true of one story truss structures (the majority of our plans). There is flexibility with depth on our two story structures, but not on going wider. The floor TJI's have been "spanned" for a set dimension. There is no flexibility on the width of cut rafter roof structures. The rafters have been "spanned" for a set dimension. The direction that you go a few feet wider, the plan will be off scale by 1/4" per foot. Inquire of your permit department if they will accept this. Our blueprints state that dimensions supersede scale.

TRUSSES AND STRUCTURE HEIGHT?
Most of our garage plans show premanufactured roof trusses. You have options in selecting the style of the premanufactured trusses. Some owners wish to match the roof of their home. We show a 5/12 pitch for most of our buildings because they garages are small structures and can have a more upscale look with a little more height. (A typical ranch style home has a 4/12 pitch roof.) On a 24' wide structure, you would save approximately one foot of building height by going down to a 4/12 pitch roof. There is some flexibility of roof pitch as long as it is done before the plans are submitted for permits and before the plan is given to the truss supplier.

WHAT ABOUT UNWANTED OPENINGS
Ask your permit department how they like you to show openings you do not want. Normally they will have you write "omit" on an unwanted window, door or other opening. They may want you to put an "X" through the opening.

WHAT ABOUT SNOW LOAD
Most of our garage designs show a premanufactured truss roof. Before submitting your plans for permits or giving a set of plans to your truss supplier, write your snow load on the plans where the trusses are shown. With the snow load "called out" on the plan, the truss supplier will design your trusses for that snow load. The truss supplier will also provide free engineering calculations which you will staple to the plan sets you turn in for permits. We also have a few plans that have a cut rafter roof system. With these rafter roof plans, they will most often meet the snow load codes, but it is the owner or builder's responsibility to see that the rafter system shown on the plans is adequate if you have a heavy local snow load requirement. Where these few plans are displayed on our web site it will specify that they have a "Cut Rafter" roof. If you have quite a heavy local snow load, also have a professional check your plans to see that the footings are adequate (in most cases our footings will be adequate), whether you need heftier headers for the garage door(s) and other openings, and if you need sturdier roof sheathing, etc. It would be an unusual situation to need to do these things to one of our plans.

WE HAVE BEEN ASKED ABOUT TRUSSES
Where do I find Premanufactured (Engineered) Trusses? Home Depot and Lowes type of stores and traditional lumber yards usually sell trusses. You can also look up "Trusses" in the yellow pages and contact a truss manufacturer. Take your blueprint to a truss supplier who then furnishes trusses with FREE ENGINEERING CALCULATIONS which the owner/builder staples to the plan sets being submitted for building permits. The advantage of the premanufactured engineered truss roof system over a rafter roof system is a labor time savings, convenience, and free engineering calculations. The truss order can be put in anytime. When the walls are up and you are ready for the trusses, a phone call is made to the truss supplier and they generally bring the trusses out on a "boom" truck and set the trusses on the walls. If a plan has a rafter roof system instead of a truss roof, it will be stated where that plan is featured on the web site.

Most of our plan designs feature Premanufactured: (Regular) Trusses or Scissor Trusses for a cathedral ceiling. (We also have several Cut Rafter plan designs.) Truss manufacturers also offer Hip Roof Trusses, Storage Trusses, Flat Roof Trusses, Polynesian Trusses, and Attic Trusses. Premanufactured trusses are purchased locally with your other building materials.

Most plan designs showing Premanufactured Trusses can use any style of Premanufactured Trusses. The critical point is that they are Premanufactured (Engineered) Trusses. An exception would be Attic Trusses because of the weight of the extra half a story. Attic Truss plans need a two story footing to support the weight of the story and a half structure. We have 4 different garage plan designs showing Attic Trusses that include the needed two story footing.

NOW GO FOR IT!! Once you have your construction blueprints in hand you may get builder quotes and/ or material quotes. You can also apply for your building permits. Think about getting our Material List. The fun is beginning!

SUPPORT RESOURCES If you are not an experienced builder, excellent retail books with pictures are available on framing, roofing, general contracting, etc. to assist the Owner-Builder and Owner-Contractor! If you have a general contractor building your project, having your own construction plans can provide two things: Ability to get competitive bids. If they provide the plans you cannot do this. Also, it can be a comfort to be involved to the point that you are providing the parameters for the project (with the detailed, specific blueprints.) Having a Material List can provide the material quantities to allow an owner to be an informed owner.
